How Does LSA work?

Calls through LSA will be routed to our LSA Call Center. Our call center agents are trained to ask for name, call back number and email. 

These calls will be transferred directly to you. The number that shows up on your caller ID for LSA ads is typically the incoming caller's phone number. We have outlined a few options our clients have used to successfully identify an incoming LSA call.

A contact will be created in your CRM for LSA generated leads. The tag YLOPO_LSA will be added to leads profile so you can route leads or create a smartlist looking for this tag in a smartlist/saved filter.

  • The number of leads you will receive will depend on how high up your ad is placed in the list of realtors, which is helped by having a Google Screened badge and is also based on the amount of competition in the area. Having a high call answer rate and a decent-sized budget (that's why we recommend a minimum $1000/month budget) will help you move up among the other Google Screened accounts, once receiving the badge. 

  • You will get leads through phone calls, and we highly recommend that you opt in to review text message leads as well. To manage text messages, you would need to download the Local Services Ads app from the Apple or Google Play store or alternatively, log into the LSA dashboard on your computer to reply to the message. You will not be able to reply to the message in your current CRM. If you would like to enable message leads, please email lsa@ylopo.com

  • You can access it at this link https://ads.google.com/localservices, and will need to be logged into Google using the email address you used when signing up for LSA. If you have difficulty because you're logged into Google under another email address, you might try using an incognito/private browser to log in.

  • With Google Local Services Ads you target the areas you service and your ad shows up to people searching for those areas. We cannot specifically target people living in states outside your service area, however leads from other states may search for realtors in one of your service areas and contact you. If you are licensed in multiple states, your ads can be shown for those areas when the proper licensing documentation is provided to Google. 

  • The number that shows up on your caller ID will be the incoming lead's phone number, so that will always change depending on who is calling. Here are some options that our clients have used to identify the incoming call as an LSA call.

  • Google will issue auto-credits for leads not related to your industry. Ylopo will submit a feedback review for each lead you receive to assist Google in learning what type of leads you do and do not want to be charged for/receive more of in the future.

  • Here’s the typical timeline:

    • Week 1: We set up your Google Business Profile (if needed), build your campaign, and upload assets.

    • Week 2-3: Google reviews your ads (which can take several business days). If disapproved, we revise and resubmit.

    • Week 4+: Your campaign enters the learning phase and performance data starts building.

  • Not always.

    • Performance Max uses a learning phase to test what works best.

    • Results improve over time as the AI optimizes based on clicks, calls, and conversions.

    • Most clients start seeing traction after 2-4 weeks, but consistency builds with time.

  • We follow Google’s Business Name Guidelines, which limit us to:

    • 25 characters or less

    • No all caps, emojis, or marketing fluff (e.g., “#1 Realtor” or “Top Team”)

    • The name must closely match your GBP or legally registered business name.

    •  We may shorten or adjust your name to stay compliant and avoid policy violations that can block your ads.

  • It’s strongly discouraged.
    Any changes to your GBP—like your business name, phone number, or hours—can interrupt ad delivery or reset the learning phase.
    We recommend holding off on any edits unless we’ve advised you to update it for compliance or performance.

  • The map pack is organic and isn’t controlled by paid ads. While PMax may show ads in Maps, it’s not guaranteed. Google decides placements based on:

    • User intent and search behavior

    • Your daily budget

    • Ad relevance and performance 

    To improve organic map rankings, we also work on optimizing your GBP content.
