Script: Opening the Call 

“Hi, John!  This is Barry with Better Homes and Gardens. I saw you were looking for a cash offer for your home.  I have an institutional investor that can get you 3-4 offers in 2 days.  Do you have 5 minutes to answer some questions and kick off the process?  It’s free.”

Text Script: Initial Outreach

“Good Morning - My name is Barry w/ Better Homes and Gardens.  When can we chat about your home at 123 Main Street? I have a couple of options that might interest you to sell your home via cash.”

Zoodealio

When they say yes they can answer some questions in your opening script, login to Zoodealio and click the add client button.  The lead will answer a few questions about the home while on the phone and that kicks off the offer process.

Closing for the Appointment

“Now that we’ve input your information into our investor portal, I need to schedule a time to visit the property while we wait for the offers.  Do you have time for a walk through in the next couple of days?”

Winning the Business

(While at the property and after walking the home) 

“I love (insert feature you like) in your home!  We can wait for the other offers to come in but I also have worked up a CMA of your property value.  Most investors are going to offer sixty cents on the dollar and I think if we put it in the MLS and allow the free market to bid on the listing, you’ll make (insert amount) more.  Do you have 10 minutes to review the CMA numbers?”

  • You can also access this page without adding it to your branded site and create a unique tag for leads that register on this page. See how here.

  • Use this page in your marketing efforts to generate cash offer leads

  • By default, users that register on this page will be tagged with “cash_offer=yes”

CRM Best Practices


Lead Routing: Lead Routing is a business decision you need to make, however some teams have found success to route leads to a dedicated cash offer pond.

Example: Use tags to route leads with cash offer tags to a pond like Ylopo tag “cash_offer=yes”

Action Plans: Which action plans to utilize for cash offer leads are a business decision, but teams have found it helpful to assign a specific action plan for cash offer leads. Zoodealio has tons of marketing content available for cash offer leads to incorporate into your action plans for cash offer leads.

Example action plan: In Follow Up Boss, go to admin > action plans > browse action plan library > seller leads > search “Zoodealio Cash Offer Gabe Cordova Unbranded” > copy plan. IMPORTANT: Read and edit the action plan to adjust for your market and business purposes. Assign at the lead source level or per contact record.

Smartlists/saved filters: Which smartlists to utilize for finding cash offer leads are a business decision, but you want to create a smart list or saved filter to identify leads who have requested a cash offer or are interested in a cash offer for visibility.

Example filters: Tags in filters can include but not limited to - YLOPO_CASH_OFFER, Y_SELLER_CASH_OFFER_REQUESTED, cash_offer=yes

Stars Best Practices


Seller Alert: Ylopo will usually create a seller alert automatically for identified Ylopo seller leads that includes the seller report.

  • If a seller alert was not automatically created, create one manually. Some addresses don’t sync and trigger automatically.

  • To send the seller alerts/reports to existing leads in your database in mass, please complete this form here.

  • For compatible CRM’s, complete this form to auto-import sellers from non-Ylopo lead sources.

Seller Report : The seller report includes an (optional) cash offer section. Leads who request a cash offer will be tagged in the CRM with: “Y_SELLER_CASH_OFFER_REQUESTED.” Email support@ylopo.com to request this to be added to your seller reports.

Listing Alert Link: Use the listing alert link in a text to push properties to buyers who also need to sell.

  • This video will walk you through the steps! Remember, Ylopo is not currently integrated with Zoodealio, so you’ll log into the Zoodealio platform and manually enter the information.

  • For compatible CRM’s, leads generated from other lead sources that provide their addresses can be set up with seller alerts. Please complete the automatic import form for sellers to opt into this feature.

    If the provided address doesn’t sync and automatically create the seller alert, you should should manually create a seller alert within the lead’s Stars record.

  • Please email support@ylopo.com and request the cash offer page to be added to your Ylopo Branded Site. This will be added at no additional cost.

  • No. At this time, AI Text andAIVoice wil not engage with cash offer leads.
